BS23 3AT Ground Floor Welcome! Ex airbnb property perfect for HMO acquisition.

Step up to the front door and you’ll see the granite doorstep first—solid, unapologetic, and well over a foot high.
It’s a climb worthy of mention; my friend with dodgy hips won’t tackle it, so I count it as a feature of Victorian determination rather than accessibility.
Inside, straight ahead, sits the under-stairs nook with its proud Bakelite fuse box. Original, Victorian, and recently refurbished using vintage pull-out fuses.
Turn left and you’re in the front room—one of my favourites. The walls are deep teal, and the chimney breast wears a bold teal-and-white floral wallpaper.
I splashed out £500 on custom floor-draping curtains that I’ll leave with the house because they look glorious in the afternoon light.
The flooring is laminate with thick underlay (Speedy Gonzales would approve: “Underlay, underlay, yee-haw!”).
Each alcove beside the chimney breast has its own character and a good scatter of sockets—three doubles in total.
The bay window once framed the best spot for a settee or lounger, and the TV lived neatly in the corner by the chimney breast.
It’s the kind of room that hums with comfort when the wind sneaks through the old Victorian boards.

Office / Second Reception

Now, the room that could double as a reception room is a space with a bit of history—my personal TV lounge since 1998.
These days, there’s a massive desk on the left-hand side that I’m happy to leave for the new owner.
Like its downstairs sibling, this room has a decorative fireplace with a purely cosmetic fire front—chimney blocked off, of course.
There’s a casement window overlooking what I fondly call the “yarden,” complete with compost bin.
Inside, you’ve got one double radiator keeping things cozy, and next up, we head to the utility room.

Utility Room & Kitchen

The utility room belongs to the 1980s extension, solidly built with a supporting joist that’s built to last.
There’s a slim double radiator and three double plug sockets. The alcove shelf once held a 50-litre fish tank and didn’t flinch.
Above the small window, a full-length bamboo roller blind adds a soft rustle when pulled down to the floor.
The kitchen features a modern double radiator with built-in fans. Ahead sits the main countertop with space for a gas or electric oven.
Above, a custom-fitted extraction hob vents through the outer wall—drilled through at considerable expense.
Five top cupboards in light pine foil-wrapped MDF line the wall, and the dog-leg corner leads to a double stainless-steel sink.
The double-glazed back door has a battery-powered cat flap—the feline VIP entrance.

First Floor

Ten steps up, and to the right is the bedroom—the crown jewel of the house.
Built-in wardrobes span nearly eight feet high, with double sections for long and short hanging space, and storage above.
Three double-glazed casement windows overlook the front, flooding the room with light.
Custom vanity, mirrors, and shelves built into the wall make it ideal for hair and makeup.
There’s a radiator on the chimney breast and a small rounded corner shelf painted to match the wardrobes.

Bathroom

The bathroom is pure theatre—the showstopper that sold me the house.
Originally a bedroom in the 1980s HMO era, it now captures the sunlight beautifully.
A double radiator warms the space, and the square shower cubicle with a Triton unit offers convenience.
The star of the room is the nine-foot corner bath, deep and sculpted like a shell, framed by stone-effect tiles.
A compact white vanity with a mixer tap and pop-up plug sits beside a mirrored cabinet.
Behind the door, I installed a privacy curtain rail myself (my proudest DIY).
Two shelves near the toilet hold toiletries, and the overall mood is calm, bright, and indulgent.

Top Floor

Ten steps up again and the Victorian banister continues all the way.
At the top landing sits the original sash window—painted many times but still operational.
Room One (Airbnb favourite) has a radiator, plug sockets, and a view of the Weston skyline.
The slatted door hides the boiler cupboard with Salus smart heating, shelving, and a rail for jackets.
There’s a sink with a cold-water tap under the eaves and six-tile splashback.
Room Two, the largest, mirrors the master below. High eaves, double radiator, and a red chimney breast give it a Gothic charm.
Three plug sockets, a vintage wardrobe rail, tall skirting boards, and a wrought-iron candelabra with three bulbs complete the look.
From the windows, you can see the skyline and fireworks across town.

Garage & Exterior

The garage is secure and practical, with a recycled front door used as the entrance door.
It has an asbestos roof that leaks slightly in places, with storage areas kept to the dry sections.
The roof is being monitored in accordance with asbestos safety guidance, and removal is planned with future regulations in mind.
The up-and-over garage door works perfectly. The driveway allows parking for two cars.
In the front garden stands a thriving bamboo plant, planted during lockdown—it needs trimming two or three times each summer.
A new roof was installed in 2016, followed by £10,000 of exterior improvements in 2018—a major project that I’m happy to discuss.

Asbestos Safety 2026 – Summary Checklist

1. Commission an asbestos survey for the garage roof to confirm material and condition.
2. Record all findings and maintain periodic inspections if left in place.
3. Only licensed professionals should remove asbestos materials, with proper containment and disposal.
4. Plan ahead: UK regulations are tightening by 2026, with lower exposure limits and more inspections expected.
5. Always disclose asbestos presence in property sales and keep survey reports for transparency.
